PROSPECTIVE house buyers in Launceston have been given a boost after it has been confirmed that all 195 homes that make up part of the town’s latest housing development will be affordable.

Since its announcement in February 2025, there has been local discourse regarding the future of a housing estate which is being developed by LiveWest and Vistry on the A388, near Stourscombe in Launceston.

The site forms part of a strategic growth area that Cornwall Council has identified could deliver up to 300 homes.

However, many residents have been concerned about the affordability of properties on the estate, especially for those that live locally. However, the development director has confirmed the site will help ‘more local people access a high-quality, affordable homes’.

Gareth Jones, development director at LiveWest, said: "We understand that local people want assurance that new housing developments are meeting local housing need, which is why we want to be clear that this scheme is made up entirely of affordable homes.

“The development will deliver 195 affordable homes in Launceston, including 75 homes for social rent, 60 for affordable rent and 60 for shared ownership, helping more local people access a high-quality, affordable homes in a development offering a balance of tenures.

“To support local buyers, we recently held a dedicated event in Launceston where people could learn more about the shared ownership homes and speak directly with our team about the opportunities available.

“All rented properties are allocated through Cornwall Homechoice, ensuring they are offered to people with an identified housing need.

“This is a significant investment in affordable housing for Cornwall and will provide much-needed homes for local people at a time when demand continues to outstrip supply.
