UP to nine properties could be built on land in Treburley if planning approval is agreed by Cornwall Council.

It is currently considering an application for permission in principle on land to the east of Monks Hill Estate in Treburley for between five and nine properties.

A permission in principle application seeks to establish whether the ‘principle’ of building houses on the land is acceptable, and if so, how many.

It is an alternative way of obtaining planning permission for housing-led development which separates the consideration of matters of principle for proposed development from the technical detail of the development.

The land at the centre of the application is presently of interest with it also being part of a much larger housing proposal for the rest of the land – however, the applicants were advised by Cornwall Council to consider a development involving a smaller number of houses at the top of the site which may not raise the same potential level of concern.

The portion of land is 0.48 acres, with the potential for further housing across the combined 1.9 acres of land in the rest of the field being explored for the future.

The section of the land which would form the development is currently accessed from a narrow, unclassified lane.

If the application seeking ‘permission in principle’ is approved, before houses can be built on the land, the applicants will need to submit a second application, known as the ‘technical details’ stage.

It is at this point that the applicant will have to give all the details of any parts of the application that is not presently agreed, namely the design of dwellings, the road layout and landscaping.

Access to vehicles and pedestrians would be provided using an existing widened vehicular access to the site.
