PLANS for a mixed use development on land at Binhamy Farm, Stratton Road, Bude will go before North Cornwall District Council's Planning and Development Committee on Tuesday, February 3.

Catesby Property Group are seeking full planning permission for a mixed use development comprising housing (between 400 to 450 dwellings, incorporating an element of affordable housing), employment, retirement village (70 to 80 units), extra care facility, retail (discount food and non-food), land for a new community building, public open space and landscaping at Binhamy Farm.

Bude Stratton Town Council have requested the district council hold a site meeting/public meeting "due to the level of local concern." The town council said concerns included the development being on a site of historic interest and on a green field site when Bude has brown field sites which remain unused.

There were also concerns about the possible risk of flooding, the sustainability and viability of the current town centre, a lack of infrastucture, a lack of local services and the adequacy of the highway network.

The case officer Peter Phillips has recommended that councillors vote to hold a site meeting: "Having regard to the significance of this application in terms of its scale and potential impact on Bude/Stratton, it is recommended that a full Planning and Dev­elopment Committee site meeting be convened."
