TWO concurrent planning applications could, if approved, see the relocation of a Bridgerule business with six houses built on the land they presently occupy.

Short and Abbott Ltd are seeking the approval of Torridge District Council for their proposals.

The company are seeking outline planning permission for the change of use of land from agricultural to B2 general industrial use for the relocation of their existing business (1/0699/2026/OUT).

Their planning agent, RA Rowe Architects told Torridge District Council on their behalf: “The proposal is for the change of use of the parcel of land of this report for the relocation of the existing business.

“The area chosen for the relocation is well considered, as it retains the locally important business, releases valuable brownfield land within the village of Bridgerule and seeks to situate the expanding business in an area considered more appropriate for the use class. The area proposed is widely populated with commercial businesses and practices, rather than being located in an area in predominantly residential use.

“The proposal site has far greater transport and highway benefits as it located directly off of the B3254 which is a main road providing direct access between Bude, Holsworthy and Launceston – importantly within the need for heavy good vehicles to navigate the more rural roads linking villages.

“No detailed designs are provided for appearance and scale of the commercial premises as the application is made in outline form, the site is addresses BNG requirements and illustrates the requisite 10 per cent enhancement.”

While no detailed designs were provided, details of the building were indicated. It stated: “A new stock proof post and wire fence would be erected to the south of the site, mature hedge bank to the west is to be retained and a new opening made within the northern hedge bank to facilitate the access of HGV vehicles allowing them to access, turn and leave the site in a forward gear.

“A new workshop building would be constructed as well as providing for staff welfare and administrative duties.”

In tandem to this, the company are seeking to gain outline planning permission for the conversion of their existing premises on land at Mill Road in Bridgerule into a development of up to six dwellings (1/0702/2026/OUT).

They said of this: “This application is made in outline form for upto 6 dwellings, the granting of permission would likely result in there being an on site affordable unit, together with offsite contributions sought. With regards to the density of the scheme proposed, it is first important to consider the context of the surrounding land use and nature of existing development near the subject site.”

“The application is well considered not just by virtue of making best use of previously developed land, but responds to the area in which it is proposed. In order to develop the site, no alterations need be applied to the sites boundaries, the existing site access will be maintained which provides a safe and suitable means for access and egress.”
