PLANS for 275 new homes, a coffee shop, fast food restaurant and hotel at Launceston will go on show to the public today (Thursday).

The business behind the plans for the mixed use scheme on land adjacent to the town’s Link Road, and South Petherwin Road, Wessex Investors, said it still expects a much-anticipated Morrisons supermarket to also be situated on the site, although this will not be part of the consultation, because there is already detailed planning consent for a supermarket.

Wessex Investors said it has worked as the development partner to the landowners of the site since 2011, with an objective of delivering a comprehensive mixed use development.

The company has previously obtained detailed planning consent permitting the development of a Morrisons superstore comprising 53,000 sq ft, together with a petrol filling station and all necessary infrastructures.

The planning approval also provided permission for an outline masterplan, which includes up to 275 homes and a range of commercial uses including additional leisure, hotel and pub.

On the plans for new homes on the site, Andrew Pegg, of Wessex Investors, said there are ‘advanced negotiations’ with house builders. He said the plans for the homes and hotel had outline planning consent, but they are looking to submit an application for more detailed consent in the next month.

People attending the consultation today can expect to see proposals of where exactly buildings will be positioned on the site, and what they will look like.

The proposals will be set out on drawings, and there will be opportunities to speak to members of the project team and fill out a questionnaire.

All comments will be taken on board when the final scheme is prepared and submitted to Cornwall Council.

Members of the public are encouraged to attend the consultation event, which takes place today, Thursday, August 25, at Launceston Town Hall, between 1pm and 8pm.

Liberal Democrat Cornwall Councillor for Launceston South, Jade Farrington, said: “The outline application was approved back in 2013 with all matters reserved. The developer is now asking local people for feedback on the specific details at this public exhibition showing exactly where they intend to place each thing on site.

“I’ll be going along to ask questions and I would encourage anyone else with an interest in Launceston’s future to do so as well.

“This development is particularly important because it forms the start of the Southern Loop Road which will connect with the A388 and open up all the employment land which has been allocated for new jobs and businesses.”
