AN APPEAL has been made to the Department for Communities and Local Government following Cornwall Council's decision to refuse permission for the modification of a condition on a previous application to allow

holiday/annexe accommodation to be used also as local needs accommodation at Coxford Farm, St Gennys.

The appeal has been submitted by Mr A Farquhar.

The council said the application was refused because they are seeking to improve the quality of development in its district and the proposal is located in the open countryside outside any defined settlement, and the proposal, if permitted, would create an additional dwelling in the countryside, contrary to a number of policies.

The council said the proposed development would also be contrary to a number of policies of the Cornwall Structure Plan (2004) and also a policy of the District Local Plan (1999), in that the site is not within or

immediately adjoining the settlements of Wainhouse Corner or Higher Crackington.

The appeal is to be decided on the basis of an exchange of written statements by the parties and a site visit by an inspector, the council has advised.
