THE developers behind plans for hundreds of homes at Launceston have redesigned their application and are seeking planning permission for fewer homes.

The Post previously reported that Wain­homes’ planning appli­cation for 129 homes on land at Withnoe, Tavistock Road, was approved with conditions by Cornwall Council at the end of May.

The developers’ redesigned application submitted to Cornwall Council now seeks 118 properties on the site. In a design and access statement, Wainhomes state: “This application seeks a reduction in the number of properties to 118 and has changed the mix to introduce more split level housing to better accommodate the topography of the site.

“The road layout, access, landscape and architectural appearance broadly remain the same.”

Thirty-four of the properties will be affordable, and the proposals include associated infrastructure and public open space.

At the end of July, 2014, Wainhomes held a public exhibition at Launceston College for their initial proposals, prior to their first planning application being submitted.

At the exhibition, a Wainhomes represent­ative told the Post they thought there were not ‘huge numbers’ of people in attendance to see the proposals as the site does not have ‘immediate neighbours’.

At the west of the site is land with consent for a mixed use develop­ment, Hay Common, which will comprise new housing, a primary school, family pub and public open space. To the east and south, the site is surrounded by green fields, which are in agricultural use.

Wainhomes consid­ered feedback from the public exhibition before submitting its first planning application for the site, which received the support of the town council.

— The public are due to be consulted on proposed changes to the draft Cornwall Local Plan — one of which includes increasing the allocation of homes for Launceston.

The Post last week reported Cornwall Council members had agreed to propose changes to the draft Cornwall Local Plan — with an increase of housing numbers for the county from 47,500 to 52,500.

The increase at Launceston is from 1,500 to 1,800 for the town and from 1,900 to 2,300 for the wider Launceston Community Network Area.
