A FORMER bank in a prime location in Camelford town centre is expected to spark strong interest when it goes under the hammer.
The former Barclays and two upper floors of offices comprise the property at 30A Market Place (pictured), which has a freehold guide price of £155,000 to £175,000.
It is among the West Country lots listed for sale by the regional land and property auctioneers Clive Emson in May.
The ground floor is empty but still let to Barclays at £10,500 per annum on a 20-year lease from June 2008. The two upper floors are vacant.
Katie Semmens, senior auction valuer, said: “This is a very interesting investment or redevelopment opportunity in a prime position. It will appeal to commercial investors although we are expecting the strongest interest from residential developers with a view initially to a conversion of the upper floors, subject to all of the necessary consents.
“We have had a strong start to 2016 with 100% of land and property in our Cornwall lots selling so far this year.
“The West Country housing market is particularly buoyant and it would appear that this will remain the norm for some time to come.”
Starting at 11am, the third of Clive Emson’s eight regional West Country auctions in 2016 takes place at the St Mellion International Resort, St Mellion, on Friday May 6.
