The outline applications for up to 260 homes on land North of Stratton Road, and for a school for up to 210 pupils at Land West of Skitches Corner, Stratton, were considered at Cornwall Council’s Strategic Planning Committee last Thursday (July 28).
The application for the dwellings also includes public open space, allotments, scout hall, business/community hub including community building, GP surgery and office space.
The application for the school also includes multi-use games area, ancillary open space and associated works. The site for the new primary school is in Cornwall Council ownership.
Both outline applications were submitted by South West Strategic Developments, and Mr and Mrs Heard and Mrs Hudson are also listed as applicants for the application including the housing.
Objections to both applications had been received by Cornwall Council.
The application for up to 260 homes provides for 30% affordable housing, which would be split tenure of 70% affordable rent and 30% shared ownership. Bude-Stratton Town Council had objected to the application over a number of concerns, including access, and said that ‘affordable housing is insufficient’.
Mebyon Kernow Cornwall Councillor for Callington Andrew Long queried the affordable housing and asked if this housing would be of the same standard and bedroom size as a full open market property.
The planning officer said there is ‘equality in provision’, adding: “It’s a mix that meets local housing need.”
Divisional member Paula Dolphin (Lib Dem), in supporting, firstly the application for housing, told last week’s meeting: “This is definitely the right place to build more houses. I think the officer addressed the main concerns of the Bude residents in their conditions.”
The meeting heard the proposed primary school would be one to one and a half storeys, for up to 210 pupils, and that the land abuts Stratton Primary School to the North.
Access would be a one-way system, via the new housing development, and the meeting heard this would ‘flow’ through the site and back out to re-join the Hillhead Roundabout, which is due to be constructed.
The planning officer said there would be no occupation of the school until such time as the planned improvement works to the adjacent Skitches Corner road junction have been completed.
Cllr Dolphin said: “I think it’s a great site as it promotes school collaboration.”
Both outline applications were unanimously supported by councillors.
