A TWO-BEDROOM bungalow cannot be built on land east of 1, The Mallows, Marine Drive, Widemouth.

Planners said the plan was an overdevelopment of an established site resulting in residential accommodation with inadequate levels of amenity space for both the host dwelling and its annexe and the proposed dwelling.

The refusal notice said: ‘The proposed development will result in a discordant, incongruous and cramped form of residential accommodation.’ Six members of the public had also objected. Robert Bennett noted that the existing dwelling offered holiday accommodation for 15 people and that a further dwelling would put pressure on sewage and parking.

• PLANNERS have refused to grant a certificate of lawful use for the conversion of a barn into a holiday unit at Wendon Cottage, Woolsery.

Planning for the scheme was approved in 2009 and the applicant claimed work started on the conversion in 2011 saying the floor had been prepared for a new slab prior to expiry of the planning permission.

But Torridge planners disagreed saying, on the balance of probabilities, the permission was not implemented prior to the expiry of the approval in 2012. They considered the applicant’s evidence alone was not sufficiently precise and unambiguous to justify the granting of a certificate.

Torridge Council noted significant works had been carried out on the building since their site visit in March 2022. The refusal notice said: ‘The photographs submitted with the current application show concrete foundations on the northern end which were not present at the site visit on 14 March 2022’.

• A RETROSPECTIVE application to change the use of land west of Aldercombe Cottages, Kilkhampton to horticultural use with the siting of two gypsy caravans for holiday use, the erection of ancillary buildings and polytunnels has been withdrawn. The application had been submitted as a result of an enforcement officer making the applicant, Ms V Newton, aware of the planning breaches. Kilkhampton Parish Council had ‘strongly objected’ to the application noting it had concerns over future use of the site.

• PLANNING has been applied for to install 186 freestanding solar panels in three rows on land southwest of Broomhill Manor, Poughill Road, Poughill, Bude. The panels will be used to provide renewable energy to serve the holiday cottages.

• A SELF-BUILD low carbon dormer bungalow cannot be built at Boslowen on land east of Tala Park, Tala Hill, Boyton.

Permission was refused because the proposed dwelling is not considered to be in the settlement of Boyton and would visually extend built form in the open countryside eroding the character of the rural setting.

Five members of the public had objected including Ron Jedmund who said: ‘I would respectfully request that the officer refuses this ridiculous and speculative application before more follow.’ Nicola Cromey agreed saying: ‘If the village boundary can be moved, it can be moved again and again and where does it stop?’

• A SCHEME to convert an agricultural building into three homes at Luffincott Farm, Tetcott has been rejected by Torridge District Council. Planning officers said the development was considered to result in an adverse impact on the residential amenities of future occupants by reason of noise, odour and flies due to its proximity to an agricultural building, which is in separate ownership, that is located 17 metres to the south.

• THREE NEW HOUSES can be put on land at Salutations on Atlantic Road, Tintagel. The latest scheme is a revision of a previously approved application to convert the house into a pair of two-bed semis with an extension to create an additional three-bed house. But, the application revealed, when building works started the house was an unacceptable build standard. The application which has now been approved retains the same footprint but is for a new-build of a similar design to the original application.

• AN agricultural building can be converted into a home at New Loatmead Farm, Bradworthy, Holsworthy.

• AN APPLICATION for outline planning to build two detached homes at Brandis Corner has been withdrawn.

• A NEW house at Southfield, Vicarage Lane, Poundstock could get planning permission according to pre-application advice.

• A CERTIFICATE of existing lawful use has been permitted for unrestricted full residential use of The Smithy, Marhamchurch for over ten years in breach of a planning condition which restricted it to holiday accommodation.

• AN APPLICATION to change the use of land at Black Moat Farm, Sheepwash, Beaworthy to erect a cabin to provide craniosacral therapy has been withdrawn.

• PERMISSION has been granted to use land at Holland Park Farm, Winterland Lane, Holsworthy for a secure dog exercise area.

• PERMISSION in principle has been granted for a new house on land adjacent to School House, Tremail, Davidstow.

• A LOG CABIN for use as holiday accommodation or an annex which was put up without consent at 3, Swelle Cottages, Poundstock has now been given planning approval.

• A BARN can be converted into a home at Lower Dutson Farm, Launceston.
