LOCAL residents and stakeholders have had their say on the future of Tredinnick Garden Village, where proposals for up to 1,500 new homes and a range of community facilities are taking shape.

The first phase of consultation has now concluded, providing the Tredinnick Garden Village team with insights on local priorities. The proposed garden village is being planned by the the joint administrators of Camel Creek, the family theme park near Wadebridge.

The site is located south west of Tredinnick, east of the B3274, and aims to create a vibrant and connected community, featuring a primary school, village hall, sports facilities, commercial units and high-quality new homes, all designed to support sustainable living and enhance local quality of life.

Engagement took place during November and included drop-in and pop-up events in St Issey and Wadebridge as well as extensive online consultation. Attendees had the opportunity to meet the project team, ask questions, explore proposals and share their views.

A spokesperson for the project said: “This is not just about homes – it’s about creating an infrastructure-led sustainable community that meets local needs.

“Our vision is to bring forward a scheme which genuinely reflects local priorities while helping to address Cornwall’s identified need for primary homes for local people.

“We’re grateful to everyone who has shared their feedback. We’re working hard now to understand what we’ve been told and explore how we can respond before we engage further next year.”

Feedback highlighted several key themes, including road traffic. In response, the project team has said it is working closely with Cornwall Council and the highways department to ensure proposals are appropriate for the local road network and to explore sustainable transport links to nearby towns.

Housing affordability was also raised, with some people concerned about second homes or holiday lets. The proposals include a mix of housing types, focusing on smaller homes, homes for rent and affordable housing tailored to local needs.

Ensuring infrastructure capacity was also emphasised, with respondents highlighting the need for schools, healthcare, sports facilities and community spaces. The plans include a primary school, village hall, local centre, sports facilities and commercial spaces. The project team continues to work with NHS representatives and other stakeholders to ensure healthcare provision meets future demand.

Protecting green spaces, farmland, wildlife habitats and the rural character of the area was another priority. The proposals aim to retain open spaces, integrate community allotments, protect habitats and hedgerows and deliver biodiversity net gain.

Next steps will include further engagement with schools, colleges and local organisations to ensure a wide range of voices are heard. Further engagement on the more detailed masterplan is planned for spring 2026.

The development site is located approximately 2.7km south from St Issey, 5.5km south from Padstow and 8km south west from Wadebridge next to Camel Creek, which formerly operated as Cornwall’s Crealy family theme park. The B3274 borders the site, providing access to the A39 and wider transport network.
